Landlord option? Is there any such thing?

#1 Unread post by jojok » May 19th, 2018, 12:13 am

Hi, I have seen many lease agreement example of 'tenant option for renewal'.
I am wondering if there is such thing as 'landlord option for renewal'?
Basically I am trying to do the followings:
First year base rent - $100
Second year base rent - $200
Third year base rent - $300
Fourth year base rent - $400 (landlord option)
Fifth year base rent - $400 (landlord option)

The fourth and fifth year are listed as landlord option, which means that the landlord can exercise this option so that the tenant must lease the fourth and fifth year at a certain rate.
But the landlord can stop the lease after the third year if the market condition commands more than $400 for the fourth/fifth year.

The idea here is I want to protect myself for an anticipated booming market on fourth and fifth, but give incentive for people to lease for the first three years.

I don't know if that is allowed or not, and I have scoured everywhere for an example lease with this option but cannot find it.
Please help.
Thanks.
